Right at the start of the new year, students from the Real Estate Management Study Programs had the opportunity to experience one of Vienna’s latest real estate projects up close: BUWOG’s “Deck Zehn”. The excursion offered students valuable insights into the challenges and opportunities of real estate development in a dynamic urban environment.
Located right next to Vienna’s main railway station and the historic Gösserhalle, the modern residential project not only offers 229 high-quality apartments, but also a variety of innovative communal areas and modern amenities such as a co-working space, a sauna and a green sun deck with urban gardening options.
Historical context and urban integration
The immediate vicinity of the Gösserhalle lends the project a special charm. The hall, once a center for art and culture, is now being adapted for office space, but remains a striking landmark of the area. The “Deck Zehn” blends harmoniously into the urban environment and contributes to the further development of the so-called “Neue Landgut” – an area with historical significance as a former ÖBB repair workshop. The integration of sustainability played a key role here: an in-house photovoltaic system and energy-efficient component activation ensure an environmentally friendly energy supply. At the same time, the location on the former ÖBB site placed high demands on the ground preparation and infrastructure planning.
Bianca Schantl, HR Business Partner, and Patrick Perlinger, Project Manager Construction Management, at BUWOG, guided the students and Head of Program Klemens Braunisch through the project and showed how modern urban development can combine tradition and innovation. It was a valuable opportunity for the students to gain practical insights into the challenges of the real estate industry – from sustainable construction methods to the social integration of urban housing projects.
